The available projects, one table

Sold-out projects are excluded — they belong on the category page, not on a shortlist. Newest first. Distances are straight-line to the CIQ checkpoint; road distance is longer (Mount Austin is about 19 km by road). Prices are the project’s published “from” figure.

Three corridors

The group matters more than the building

Your week decides the corridor. Walking distance to the crossing, a drive-and-dine catchment, or a waterfront township with a longer horizon.

CIQ / Bukit Chagar — walk to the crossing

For people who cross more than once a week. CTC SkyOne is about 300 m from the RTS station.

Mount Austin / Tebrau — drive, eat, rent

An established food and retail catchment rather than a new township.

Danga Bay / Lido / Nusajaya — waterfront and master plans

Larger schemes, longer horizons, more dependent on how each township matures.

The rules

What decides whether you can buy

  • RM1,000,000 is the state’s general threshold for foreign buyers — but not every project follows it. Some developments hold exemptions or approved arrangements; we confirm the applicable threshold for each project before you commit.
  • MM2H is a visa, not a purchase licence. Not required above the threshold — see our MM2H guide.
  • Freehold for most of what we represent; check each project.
  • Budget beyond the price: stamp duty, legal fees, maintenance and sinking funds.
  • Use a Malaysian solicitor. Singapore practice does not carry over.
  • Thresholds change. Confirm the current position before committing.

Questions

Frequently asked

Can Singaporeans buy in Johor?

Yes, subject to the applicable minimum price and the developer’s conditions. The RM1m figure is the general state threshold, not a universal one.

Is the RM1m threshold fixed?

No. It is the state’s general rule; certain developments are exempt or operate under approved arrangements. We confirm the position for each project in writing.

Do I need MM2H to buy?

No. The visa and the purchase threshold are separate.

Can I get a Malaysian loan?

Banks lend to foreign buyers, but terms differ from Singapore. We introduce bankers; we do not quote rates we cannot guarantee.

What are the ongoing costs?

Quit rent, assessment tax, maintenance and sinking fund, plus letting costs if rented out.

What happens after the booking fee?

A reservation, then a sale and purchase agreement through your solicitor, then progress payments. The sequence differs between completed and under-construction projects.
