Medini – The Next Wave for Iskandar Malaysia (Zone B)

In Feb 2013, Malaysia-Singapore announced joint venture program to develop two wellness centers at Medini Iskandar Malaysia, i.e Afiniti and Avira. The two projects have a combined gross development value of RM3 billion (S$1.2 billion) and will also offer other facilities such as serviced apartments and shops. Afiniti is developed by PIV, a 50:50 joint venture between Khazanah and Temasek, while Avira is developed by a joint venture between PIV and Malaysian firm Eastern & Oriental. The Afiniti Wellness Projects are expected to be completed by year 2015.
As for the Iskandar development area as a whole, Singapore Prime Minister Lee Hsien Loong predicted “a lot of spillover from Singapore companies that want to expand or companies that want to come to Singapore but can’t quite fit into Singapore”.
He added: “I think Iskandar offers them a prime opportunity and as long as the Malaysian government pursues this policy to develop Iskandar and to link up with Singapore, I think the prospects are very good.”

So where/what is Medini? Where are these wellness projects located exactly? 那Medini是什么?这两个保健计划的实际地点又在哪?
The Medini
Medini Iskandar Malaysia located within the Nusajaya development zone, flagged as Zone B under the Iskandar Malaysia development blueprint. The project covers land area of 2,300 acres (9.3 km2) developed to become the Central Business District of Nusajaya in the southern economic zone of Iskandar Malaysia.
It is surrounded by established signature developments such as EduCity, Pinewood Iskandar Malaysia Studios, Kota Iskandar, Puteri Harbour, and most significantly, Medini is sited next to the newly opened LEGOLAND® Malaysia theme park, the first LEGOLAND in Asia.
In term of accessiblity and connectivity, Medini is close proximity to the region’s key transportation hubs, i.e a mere 30 minutes away from Senai International Airport, 10 minutes from the Port of Tanjung Pelepas, 15 minutes from the Jurong Port in Singapore and only 45 minutes from Changi International Airport, the Port of Pasir Gudang and the Port of Tanjung Langsat.
Medini Development Plans
Medini Iskandar Malaysia is sub divided into three development clusters and 6 zones, as the following:

Medini Business District(Zone B)
Medini Business Hub
Medini Business District occupies 365 acres (1.48 km2) of land within the Medini Iskandar Malaysia, and it is poised to become the leading business environment in South East Asia. Developments within this cluster include business parks, office blocks, high end hotels and convention center. The projects slated in Zone B including Media@Medini and Tech Park.
Media @ Medini is a multi-user creative environment designed to support and complement Pinewood Iskandar Malaysia Studios impressive film and television stages.
Tech Park aims to support and induce the growth of an office-space work force population in Medini in these early days. Tech Park is aself-contained development offering tenants and investors the range of Medini-specific incentives with an attractive business address and sense of place.
Medini Central(Zones C, D and E)
Avira Resort Wellness Center
Previously known as Cultural & Heritage Cluster, Medini Central is one of the three development parcels marked for development. The cluster spans 620 acres (2.5 km2) from the east region of Medini to the West Medini. It is intended to lift the quality of life of Medini. Medini Central is further divided into three zones, namely Trade & Logistics (Zone C), Creative Park(Zone D) and Heritage District (Zone E).
Trade and Logistics Zone houses the operational aspect of Medini Central offering world class integrated services including warehousing, distribution (transport and freight services), packaging and business process outsourcing.
Creative Zone will boast a high end infrastructure to support the transformation of Medini Central into the new age of high-tech; catering for international companies involved in creative research and development, animation, broadcasting, movies, digital content and application sectors.
Heritage Zone is an area of approximately 210 acres. Boasting the development of exclusive high end landed properties, the zone will house condominiums offering one dreams; surrounded by an exclusive clubhouse and a resort hotel, a private school and a suburban commercial centre that will cater all of one’s needs. One of the Wellness Project – Avira Resort Wellness Project is here! Avira consists of a total of 2,491 units of bungalows, semi-detached homes, terraces and condos, as well as commercial space.
Medini Lifestyle & Leisure Cluster(Zones A and F)
Afiniti Urban Wellness Center
The cluster covers 1,274 acres (5.16 km2) of land mass in the Medini Zone, or approximately 55% of the total land area of Medini Iskandar Malaysia. There are two zones within this cluster, which are Medini North and Medini South.
Medini North (Zone A) is located at the norther tip of Medini Iskandar Malaysia, spanning 570 acres (2.3 km2). Zone A has most of the activities going on right now! Several infrastructures had been built, including LEGOLAND theme park and Mall of Medini. Afiniti , the Urban Wellness project will also be built in this Medini North, which caters to corporate professionals and comprises a corporate training centre, serviced apartments, a wellness centre, shops and 147 homes. We will explore on this Zone in the later section.
Medini South (Zone F), overlooking the Straits of Johor and Singapore, will feature a low density developments such as villas, a golf course, boutique retail centres, as well as a health and wellness village. One of Malaysia’s largest property construction conglomerates, Sunway Group, is the biggest developer in Medini, with almost 700 acres. Sunway’s plans are for “an iconic development which will capture the local, regional and international market segments”. Zone F has an estimated GDV of RM12 billion (US$3.8 billion).
The Incentives
Since the investment and development concept in Medini involves local retention of freehold ownership, the concept of ownership in Medini is based on lease structure whereby at the end of the lease period, the land will revert to Iskandar Investment Berhad (IIB). Each transaction carried out by the registered lessee will only involve transaction of lease and not the freehold title of the land. To the best of my knowledge, all the projects slated in Medini currently are 99-years leasehold. However, the investors of Medini will enjoy the significant incentives package offered by the government authorities.

To date, Medini North in Zone A is the most active zone (among all six zonings) with significant number of development projects completed/ going on. The following map and table summarized the completed and planned key projects.

Mall of Medini
Just next to LEGOLAND, Phase 1 of Mall of Medini offers an intimate high-street, colonnade-style retail setting with a naturally ventilated shopping environment celebrates Malaysia’s tropical climate.
1Medini & Medini Signature
1Medini is the first residential project to launch in Medini.The 1.91 million square feet GFA of residential towers spread over 11 acres combines pratical high-living facilities with revolutionary eco-friendly design.Total 1,332 units will be launched in four phases over six years.
Medini Square
Medini Square is a 1.05 million square feet GFA mixed-commercial development on 6 acres of land to complement the other attractions in Medini North.This 2-phase development comprises retail space, shop offices, SOHO units and an office tower.
The Meridin @ Medini
The Meridin@Medini, an almost 9-acre RM1.1 billion mixed-use development in Medini by Mah Sing Group, will comprise the Meridin Suites residences, Meridin Linx small office versatile offices, Meridin Walk lifestyle retail mall and Meridin Exchange corporate towers.Meridin Suites consists over 700 units of residential studio suites.
D’ Residences
A luxury condominium consisting of a two high rise towers sitting gracefully on 6.31 choice acres in the heart of Medini North.This residential enclave is envisioned aspires to global design and green standards, focusing primarily on flexibility for growth and sustainability.
Gleneagles Medini Hospital
This 15-acre project in the heart of Medini North entails a 2-phase development of a comprehensive and fully integrated healthcare service platform.Future developments will include a medical office block, rehabilitation center, a nursing home, a hospital residency and other healthcare facilities housed in adjacent buildings.
Afiniti Urban Wellness Project
Located adjacent to Gleneagles Medini Hospital, this project spans almost five acres and is expected to be completed within the next four years with construction commencing in 2013. The project includes a wellness centre, a corporate training centre, service apartments, strata residences and retail.
Medini “Office Towers” Project
Ra Ta Land’s yet to be named twin towers will be the first commercial high rise project in Medini, with a magnificent view of LEGOLAND and Mall of Medini.The two 25-storey towers with 750,000 square feet GFA is expected to be complete in 2015.
iMedini Walk
Tang Group intends to build a mixed development that will include residential and serviced apartment towers, a hotel and shophouses.The 250 hotel and serviced apartments will be located in the towers north of the site and overlook Legoland, while the residential apartments will be located in the towers to the south of the site, with views towards Puteri Harbour.
