Couldn’t get A BTO? How About Getting an EC?

Are you one of those couples who can’t get a queue number for a BTO flat despite numerous tries or one way back in queue? Can’t wait for 4-5 years for your BTO to be completed too?

If you missed out on getting a BTO (Build-to-Order) flat, considering an Executive Condominium (EC) is a great alternative. Here’s why:

1. Eligibility

  • Income Ceiling: The income ceiling for purchasing an EC is higher than that for a BTO flat. While the income ceiling for BTO is S$14,000, it’s S$16,000 for ECs.
  • Eligibility Criteria: Similar to BTOs, ECs have eligibility schemes like the Public Scheme, Fiancé/Fiancée Scheme, and Orphans Scheme.

2. Subsidies

  • ECs are initially sold by developers at prices lower than private condos due to government subsidies. You may also be eligible for CPF Housing Grants, depending on your situation.

3. Private Condo After 10 Years

  • ECs are a hybrid between public and private housing. They are considered public housing for the first 10 years, meaning you can benefit from their subsidized prices. After 10 years, ECs become fully privatized, which might increase their value.

4. Facilities

  • ECs come with condo-like facilities such as swimming pools, gyms, and security, offering a lifestyle similar to that of private condo living at a lower price point.

5. Potential for Appreciation

  • ECs often see substantial appreciation upon privatization, making them a good investment if you plan to stay for the long term.

6. Location

  • ECs are usually located in developing areas, which might be a bit further from the city center. However, these areas often see rapid growth, with amenities and transport options improving over time.

7. Upgrading to Private Property

  • For those planning to upgrade to a private property in the future, an EC can be a good stepping stone. You enjoy the perks of condo living at a more affordable price and have the potential to sell it for a higher value after it becomes privatized.

If you’re no longer eligible for EC, then your options now are either HDB or private property. There are many reasons you’re no longer eligible, do speak with us before your rule out the option.
