Why You should Buy FloraView or FloraVille?


Floraview & FloraVille are two projects next to each other. They are freehold development located at Ang Mo Kio Street 66 in District D28. It’s few minutes’ walk to Yio Chu Kang MRT (NS15) and also close to Lentore MRT, Thomson Line which due completion in year 2020.

Floraview and FloraVille are freehold mixed-development with various unit mixes of 1-4 bedrooms apartment, penthouses, retail shops and F&B, and it’s only a few minutes to Greenwich V. It is also close to some park & recreational like Seletar Garden Park, Lower Pierce Reservoir Park , and Seletar Island Country Club .

No need to worry where to send your kids to as well-known schools like Anderson Pri School, Anderson Junior College, Mayflower Pri School and Nanyang Polytechnic are only a few minutes away from the property.

Floraview & FloraVille is accessible via expressways like Tampines Expressway (TPE), Seletar Expressway (SLE) and Central Expressway (CTE).

At psf of S$1400 – S$1600, Sturdee Residences sold 40% of the units during preview and launch. Over in Toa Payoh, marketing campaigns such as TV advertisements, radio ads, ads on buses have been running aggressively to promote GEM Residences. This first new condo to be launched in 7 years in Toa Payoh is said to have an average psf of $1480. Many interests from keen buyers have been submitted. Units at The Panorama, Thomson Impression and Poiz Residences are also moving every week.

Amidst of these, I find that one project has been flying under the radar of many property buyers and property agents, including me. Huttons has recently be given the marketing right to market FloraView and FloraVista, a freehold mixed use development at Yio Chu Kang Road and Ang Mo Kio Street 66 as well as FloraVille at Cactus Road, just right next to FloraView and FloraVista. Part of this new development sits on the old Seletar Garden which was acquired by Oxley YCK through an enbloc sale in 2012.

FloraVille, and FloraView were launched in 2013. Unfortunately, it was not marketed by Huttons then. The moment I read up about this project and saw the pricing, I find it to be a good buy. Here are reasons why you should consider to get a unit at FloraVille or FloraView, be it for own-stay or investment.

How often nowadays do you come across a new project launch which features FREEHOLD property? All the lands sold by Singapore government are 99 years leasehold. So, many of the beautiful show galleries you visit are in fact marketing 99 years leasehold properties. 99 years means you own it for 99 years, even after you work very hard to pay off the mortgage in 25 years. On the other hand, FloraVille and FloraView hold a tenure of estate in perpetuity, and in layman term, FREEHOLD. You can pass it down from generations to generations without worrying what happens after 99 years.

The enbloc price tag of Seletar Garden was S$96.188 million and it was reported that the 20 apartment owners received between S$2 million and S$2.3 million whilst the 10 shop owners received between S$5 million and S$5.4 million. Given that FloraView and Floraville is freehold, you never know what will happen 100 years down the road and maybe your grandchildren or great grandchildren will end up with a windfall with future redevelopment of FloraVille and FloraView.

Attractively Priced, Per square foot price from S$1,1xx to S$1,3xx

Freehold properties tend to command premium price. How do you compare the price of freehold and 99 years leasehold. It is simply not an apple to apple comparison. However, you will be shocked to see the price comparison of the units sold in District 19 and 20 from May 2015 to April 2016 which I dug out from URA for some analysis.

Sky Vue, Sky Habitat, Thomson Impressions and The Panorama are 99 years leasehold whilst 183 Longhaus, Adana@Thomson and Floraview are Freehold properties.

No doubt that FloraView is a smaller scale development than many of these projects, but its pricing, being a FREEHOLD apartment is comparable or even lower than these 99 years leasehold properties. Imagine owning a piece of freehold property in Singapore for less than S$1 million!

In general, the property price trend in AMK / Bishan/ Thomson is on the rise.

Mixed Use Development
1-floravista-floraview-facadeFloraView and FloraVista is a mixed use development. Under URA Master Plan, they are zone for residential with 1st storey allowed for commercial use. Mixed use development units are low in supply, representing only about 2% of the stock. Remember the recent mixed use development at Yishun – The Wisteria? It is very well received and many units flew off the shelves on the balloting day, especially the 1 and 2 bedroom apartments. The median price of those units sold in The Wisteria was S$1112, which was slightly lower than FloraView. But, bear in mind that The Wisteria is a 99 years leasehold property!

Proximity to Seletar Aerospace Hub & Ang Mo Kio Industrial Park
floraview-locationFloraVille, FloraView & FloraVista is a short drive away from Seletar Aerospace hub and within walking distance to Ang Mo Kio Industrial Park where many MNCs such as Apple, ST Electronics, NCS Hub, United Engineer Ltd, Toshiba, Schneider Electric Pte Ltd and more. The buoyant tenant demand from the Seletar Aerospace Hub is keeping the rental in District 19 and 20 from downward pressure as experienced from other districts. The close proximity to the industrial park and Seletar Aerospace Hub will help buyers of FloraVille and FloraView to rent out their unit should they decide to do so.

So, sometimes, when you are busy looking around for the exciting new launches, maybe taking a step back and relook at some of the projects launched previously may just land you a good deal.
